Lively Start to the Year in Angus

FEARS that the Angus homes market could prove vulnerable to the recent air of uncertainty in the oil jobs industry have proved unfounded. Over the course of 2015, the Tayside Solicitors Property Centre clocked-up sales totalling 1073 in the region, with a total sales value in excess of £166 million.
Tayside Solicitors Property Centre manager Lynne Hill has been sounding out member firms across Angus for a snapshot of current market conditions. Given that the TSPC enjoys an impressive 90% market share, the picture painted is accurate.
Lynne said: “The feedback has been very positive.
“We are seeing a lot of buyers considering Angus as an ideal commuting base as they can still get so much more for their money compared to Aberdeenshire in general.
“Carnoustie has been the real hotspot, with family homes and bungalows up to £300K turning over quickly and often in excess of Home Report value. Last year we saw 151 homes in the Carnoustie area change hands, with a total value of £24 million.
“In Montrose, the market is really buoyant and we have examples of all styles of properties selling within a few weeks of coming to the market.
“Arbroath is also active. Last year total sales in the town topped £35 million, with 262 homes changing hands.
“Since the turn of the year we have received reports of a luxury penthouse selling the same day it came to the market and a detached bungalow going to a closing date within three days.
“At the TSPC legal firms sold 214 homes in the Forfar area last year, with a value edging towards the £30 million mark.
“Buyers in the market in the countdown to spring appreciate the fact that most properties change hands for around the asking price but the demand is there and across Angus, solicitors are encouraging clients to think seriously about bringing their property onto the market.
“Former local authority homes are sought-after, particularly up to the £100K mark. These tend to move quite quickly.”
