THE Tayside Solicitors Property Centre is reflecting on another busy 12 months. Nearly 3000 homes were sold by member law firms harnessing the unrivalled might of the Whitehall Crescents marketing power, with the Centre handling nine in every 10 property sales across the region. And with pent up demand being reported for properties across the price spectrum, solicitors are advising clients not to delay putting their home on the market.
TSPC manager Lynne Hill confirmed “Some would-be sellers might be tempted to wait until the spring before bringing their house to the market but there are plenty of buyers out there so the advice is simple strike while the iron is hot!” The stand-out statistic over the year under review was the hike in demand for flats.
She said: “The total value of sales confirmed through the TSPC over the course of 2015 topped the £432 million mark, which was up 2% on the previous year.
“Our member legal firms saw nearly 3500 properties coming onto the market, which is a huge vote of confidence from the public.
“We have witnessed strong demand for flats, which augers well for the year ahead. The Centre is reporting sales of 1103 flats, which is up from 998, representing a leap of 10.5% on the year before.”
The average price of a property marketed and sold by Whitehall Crescent members comes in at £144,654. The average price fetched for a detached villa in Tayside was nearly £245,000, which offers excellent value in comparison with Scotlands other cities.
Lynne added: “Semi detached villas have also proved popular with buyers. We saw 975 sold - an increase of 3.7% on 2014.”
Once again the power of the internet, allied to more traditional marketing tools such as the Whitehall Crescent Centre itself and the ever popular Property Guide, has enticed potential buyers. With research revealing that 85% of homes are sold to buyers within a 25 mile radius, the TSPC remains the clear market leader locally, with access also secured to the wider SPC Scotland wide network at no extra cost.
Lynne observed “Nearly four million schedules were downloaded from the TSPC website between January and the end of December and visits charted from mobile smart phones leapt by 41% to edge towards the million mark.”
