TAYSIDE Solicitors Property Centre staff are reporting strong demand for homes across the region.
Buyers have wasted no time in making their moves after the Festive break.
Sales clocked-up through TSPC member firms have surged over the opening weeks of 2017, with relatively benign winter weather playing its part.
Whitehall Crescent Centre manager Lynne Hill has confirmed that nearly 200 properties changed hands in January alone, a figure which is up nearly 7% on the same period 12 months ago.
She noted: “We had anticipated a positive start to the year on the back of the final quarter performance in 2016. Buyers were active in the market before the inevitable diversion caused by the countdown to Christmas and they have hit the ground running.
“Interest has translated into 184 sales being recorded at the Centre in the opening month of the year.
“That adds up to a total sales figure in the region of £29 million for January alone – a rise of £5 million year on year - with the average figure coming in at £156,383.”
Lynne stressed potential sellers could be rewarded if they bite the bullet and invite their solicitor to bring a home to the market without waiting for spring to arrive, especially if they access the marketing power provided by the ever popular TSPC and the wider SPC Scotland network.
She said: “Given the surge in demand we have seen since the turn of the year stock levels are relatively low across the area and that has translated into houses achieving good prices for sellers.
“The market has been bubbling away across the board, with detached villa sales up 9% on January last year and the average price leaping from £246,324 to nearly £270,000.
“But we are seeing positivity across the full range of properties, with more than 50 flats changing hands in the first few weeks of the year.”
