IF you are thinking of selling your home it really does pay dividends to “think local.”
Recent market research into sales of properties across a broad price spectrum suggest that the buyer is probably going to hail from the local area.
Peter Ryder, manager at the TSPC in Dundee’s Whitehall Crescent, confirmed: “Figures coming under the spotlight throughout Scotland indicate that at least eight out of 10 purchasers are likely to live in same area as the seller. The others are also likely to live in Scotland.
“This should focus the minds of anyone thinking of putting a property on the market this summer.”
It also underlines the value of securing a solicitor enjoying access to the Tayside Solicitors Property Centre.
Around 90% of local sellers already trust to solicitors and the TSPC to handle their marketing and to close the sale of their properties.
And this research underlines the value of profiling your property to the right audience. It’s essential to maximise your exposure and secure the right price.
Peter noted that the armoury at the disposal of clients hooking-up with the Whitehall Crescent legal flagship is impressive.
For a start, this highly regarded weekly Solicitors Property Guide reaches a readership of around 25,000.
The TSPC has invested heavily in its website and reported almost 200,000 hits in April alone.
The latest developments have been in mobile phone technology and 20,000 have made use of this pace-setting facility in one just month.
Peter stressed: “While we have invested heavily in technology to enhance our marketing package for clients, we are well aware than many potential buyers like to come into the Centre and look around at their leisure.
“Independent research carried out by Why Research shows over 90.5% of all properties in the area are sold through TSPC.
“In May, the Centre sold 221 properties with a value totalling more than £30 million. Those figures underline the role played by the TSPC locally
”And while most buyers are local we are also aware of the bigger picture. The TSPC covers all of Scotland as our properties are also placed on the SPC Scotland website.”
