TSPC handles property sales worth £120 million.

AT the half-way stage of the year, the Tayside Solicitors Property Centre is clearly the local seller’s best friend.
Whitehall Crescent manager Peter Ryder has been collating the most up-to-the-minute statistical data gathered by member legal firms serving the Dundee, Angus and north-east Fife area.
And the TSPC has seen the keys of more than 900 properties changing hands since the turn of the year.
That adds up to a whopping £120 million worth of property deals.
The price tag on the average property marketed and sold through the Centre comes in at £132,542.
That has slipped from the same staging post last summer but the second quarter saw signs of improvement.
The good news for sellers is that the last two months have witnessed sound evidence that the market is picking-up pace. June saw sales running ahead 12% on a like-for-like spell last year.
“Buyers have a wide range of properties to select from this summer. At the Centre, we now have over 1900 homes for sale in a range of price brackets,” said Peter.
“And we find that there is an air of realism among sellers bringing homes onto the market. No one is burying their heads in the sand.
“Prices on detached villas, semi-detached villas and detached bungalows have been holding up well. Quality individual properties still generate multiple offers, with location inevitably a key factor.”
Demand for detached bungalows remains as strong as ever, with these properties appealing to different segments of the market. The average price at £191,252 is on par with last year.
The TSPC stats for villa sales show the average, at £235,320, was up on last summer, with total sales running in excess of £26 million.
Peter added: “The price of the average flat sold through the TSPC slipped to £90,124. Clients, especially in the first-time buyer bracket, are still experiencing difficulties obtaining a mortgage or coming up with a suitable deposit. Hopefully that will change for the better because it would be beneficial for the wider market.”
