Detached properties proving popular at TSPC

THE economic recovery is proving erratic across the country but properties are still selling at the Tayside Solicitors Property Centre.

The volume may have slipped on the same period last year but Whitehall Crescent Centre manager Peter Ryder and local law firms specialising in property sales are still clocking-up the sales on behalf of clients.

In the first three months of 2011, despite some grim winter weather, nearly 400 properties, ranging from first-time buyer flats to top of the range family homes, changed hands through the TSPC.

That added-up to a grand total in excess of £50 million.

The TSPC manager has been casting an expert eye over a property market subject to fluctuations over the past few years, primarily in the wake of the global banking crisis.

He said: “Obviously the weather wasn’t kind to us earlier in the year and that definitely impacts on any property market, even in an internet era.

“The average price of a property marketed and sold through the TSPC slipped a little compared with the first quarter of last year. It came in at nearly £130,000. Compared with the period January to March in 2009 it is up by 1.5%.

“There’s no doubt that the market is showing signs of picking-up in recent weeks, with the spring weather certainly helping lure buyers out and about.

“TSPC sales figures have been strengthening in the last few weeks, with many sellers being more realistic and accepting offers around the Home Report valuation.”

The eagerly awaited TSPC statistics indicate that detached properties are particularly popular in the current climate.

The price of the average detached villa in the area covered by the TSPC – Dundee, Angus and north-east Fife ¬– has risen by 5.4% over the first quarter. It is now £242,222 compared with £229,833 this time last year.

Detached bungalows are also casting a lure, with the average price tag of £207,815 representing a near 10% surge on the 2010 figure of £189,613.
